Building regulations for conservatory roof replacement.
Replacing a conservatory roof can change more than its appearance. The roof system, existing structure, separation from the house and heating arrangements all need consideration. Confirm the position with building control before work starts rather than assuming the original conservatory's status still applies.

An existing exemption is not a blanket approval
Some ground-level, single-storey conservatories can be exempt from parts of the building regulations when the relevant conditions are met. These include size, separation from the house and independent heating controls, while glazing and electrical work still have applicable requirements. A proposed roof change needs its own assessment of how the conditions and structure are affected.
The existing structure needs checking
A different roof can impose different loads. The frames, supporting walls and foundations need assessment for the proposed system. Ask what evidence is required, whether structural calculations are needed and who will provide them. A product brochure or system certificate does not on its own confirm that your existing conservatory can support the roof.
Planning permission is a separate question
Building regulations and planning permission serve different purposes. Property-specific controls, including listed status, conservation-area restrictions or planning conditions, can affect the proposal. If the work also changes the opening to the house or extends the footprint, explain the whole proposal to the relevant authorities rather than describing it only as a roof swap.
Agree responsibilities and completion records
Before ordering, establish the approval route, inspection arrangements and responsibilities for applications and evidence. The quotation should identify the proposed roof, supporting work and exclusions. Retain the appropriate completion documents and product information with your property records. Do not rely on a verbal assurance that no paperwork is needed.
Before you decide.
Is a solid conservatory roof automatically exempt from building regulations?
No. The proposed change and existing structure need checking with building control. Do not assume an exemption for the original conservatory covers a different roof.
Does planning permission replace building regulations approval?
No. They are separate checks, and either or both may be relevant to the proposed work and property.
Can I remove the doors between the house and conservatory?
Do not assume this is acceptable. Separation can be relevant to exemption conditions, and a new or altered structural opening may need approval. Discuss the complete proposal with building control.
